Principal

Ray Driver, III, is a third-generation owner of the company. Ray is committed to his firm’s tradition of “Growth-Through-Relationships” by continuously building and maintaining strong relationships with capital providers, strategic partners and his employees, a key component to his continued success.

With more than three decades of experience in commercial real estate, Ray has worked with many leading capital providers across the country in various capacities. Ray has been instrumental in developing loan origination platforms, placement of hundreds of debt and equity transactions, and has extensive knowledge of commercial real estate lending and the mortgage banking industry through loan origination, transaction management, real estate consulting and asset management.

Ray’s day-to-day involvement at the firm is focused on accelerating productivity by overseeing origination, underwriting, closing and servicing of debt and equity transactions for a broad range of assets including retail, industrial, office and multi-family properties. Ray further manages all processes related to operating a successful mortgage banking firm.

As a founding member of Q10 Capital, LLC, Ray serves as Chairman of the Board of Directors and is also on the Executive Committee for Q10 Capital. Ray helps provide strategic direction for the group as well as leadership and guidance to all sixteen member offices throughout the US.

Ray has been instrumental in seizing opportunities for growth of the company that ensures profitability of goals and success of its employees. In the mid-1980s, Ray created a subsidiary company KD Management, which managed distressed real estate assets for institutional investors. With the addition of two firms in 2000, the Principals further established the company into what it is today, a leader in commercial real estate lending.

Ray recently joined the executive advisory board of the University of Houston Bauer Graduate Real Estate Program and is excited to be part of building future industry leaders. Ray has served as a panelist, featured speaker and continues to be involved in many capacities in numerous industry organizations, including the Mortgage Bankers Association, Texas Mortgage Bankers Association, the National Multi-Housing Council, Urban Land Institute, and International Council of Shopping Centers. Ray served as 2004 President and served on the Board of Directors for several years for the Houston Chapter of NAIOP. He currently serves on the Executive Advisory Board of the University of Houston Bauer Graduate Real Estate Program. Ray’s dedication to developing relationships endures in his personal life as well through committing his time to numerous community and civic organizations.

A lifelong resident of Houston, Texas, Ray began his extensive commercial mortgage banking career when he joined the company in 1975. He is a graduate of Stephen F. Austin University, and Ray holds a Texas real estate license.

Principal

Gary Hough Principal of Q10 KDH is a seasoned commercial real estate executive with a broad background in finance, investment sales and development. His career began over 35 years ago as an investment sales broker and later transitioned into the development of retail and multifamily focusing on major markets in Texas, Arizona, and Tennessee. He was responsible for feasibility, site selection and financing of ground up development. In addition to obtaining construction loans and takeout financing, he arranged Tax-Exempt Bond Financing for multifamily development. After the commercial real estate crash of the 1980s, Tax Reform of 1986, and the savings and loan debacle, Mr. Hough liquidated distressed assets for institutional investors such as insurance companies, banks, the FDIC, and the Resolution Trust Corporation.

He learned first hand the cyclical nature of commercial real estate. During the recovery in the early 1990s, Mr. Hough called upon his experience and joined Kinghorn, Driver as a Principal, and helped grow the mortgage banking company from a $75 million loan servicing portfolio to over $1.4 billion. Currently, as a founding member of Q10 Capital, the firm has achieved a servicing portfolio of over $11.9 billion. In addition to day-to-day managerial duties and investor relations, he is responsible for debt and equity placement.

Gary received an undergraduate BA Degree from the University of St. Thomas. He is a member of the Mortgage Bankers Association, the National Multifamily Housing Council and is on the Advisory Board of the Urban Land Institute. Gary is a frequent panelist, speaker and moderator related to mortgage banking and commercial real estate topics. Additionally, he enjoys serving as a Visiting Executive Professor of Real Estate Finance at Texas A&M University, Mays Business School and sitting on the Advisory Board of the Masters of Real Estate Program.

Vice President

Alan Warren leads the Q10 KDH San Antonio office where he sources commercial real estate financing for the company’s portfolio of over 20 correspondent lenders and continues the company’s industry leading reputation of providing superior customer service.   During Alan’s 21-year career with Q10 KDH, he has completed over $1 billion of financings across multiple property types with a variety of capital sources including:  life insurance companies, banks, CMBS lenders and private investment funds.  Alan’s ability to identify the best match between borrowers and lenders has allowed him to grow relationships with clients ranging from institutional owners with large portfolios to individual owners with one property.  As a trusted advisor, Alan has counseled clients on investment sales, procured the sale & acquisition of notes and provided real estate consulting services.

Prior to joining Q10 KDH in 1995, Alan worked as a financial analyst with Maxxam Property Company and a regional mortgage banking company.  Alan began his career as a real estate trainee with CB Commercial.

Alan has a BBA in Economics and Finance from Baylor University and holds a Texas real estate salesperson’s license.  Alan has previously served as chairman of the Q10 Capital Producer’s Committee and in 2015 he was awarded the designation of Certified Mortgage Banker (CMB) by the Mortgage Bankers Association of America.

Vice President

Matt Franke has expertise in all facets of real estate finance from initial project development to closing. During his 20 years in the commercial real estate finance industry, Matt has cultivated a diverse experience in portfolio debt, CMBS, agency lending and structured equity that continues to create value for borrowers, investors, and lenders.

Prior to joining Q10 KDH, he served with correspondent lender BMA, which provided him with first-hand experience in lender operations. Using his unique and balanced approach to real estate finance, Matt has facilitated more than 180 transactions totaling more than $1.74 billion across all major property types in markets across the United States. In 2015, he originated $103 million among 16 loans. Matt specializes in retail, multifamily, industrial and office financing with experience in Texas, Florida, Arizona, California, Georgia, Alabama, Tennessee and Oklahoma markets.

Matt received a Bachelor of Arts degree in economics from the University of Missouri-Kansas City. He is an active member with the Mortgage Bankers Association and a graduate of the MBA’s year-long Future Leaders Program.

Senior Vice President

Harry D. “Buddy” Hopson Jr. joined Q10 | KDH as a vice president in 2000. Working in the commercial mortgage banking industry for 39 years, he previously served as director/senior vice president of WMF Robert C. Wilson Co. where he oversaw the nationwide commercial mortgage banking operations.

Before WMF Group acquired the Robert C. Wilson Co. in 1997, Buddy was co-owner, president and director of The Robert C. Wilson Co., which operated as a mortgage banker in Texas, Arizona, and Colorado.

A native Houstonian, Buddy is a member of the Urban Land Institute, has served on the advisory board of Texas State Title Co., and was a member of the correspondent advisory board of State Farm Life Insurance Co. He is a graduate of the University of Texas.

Vice President

Larry Peters Jr. is a Vice President in the Houston office of Q10 | Kinghorn, Driver, Hough & Co. He has 35 years of experience in commercial real estate including loan originations, investments sales, loan sales, loan servicing, and joint venture/equity transactions.  Through the course of his career, Larry has attained a national experience in underwriting and originating debt for a wide range of income producing properties including; multifamily, industrial, office, retail, medical office, hospitality, self-storage and manufactured housing. With an emphasis on meeting the clients needs, a wide range of debt sources has been accessed including portfolio, lender, agency, lending and CMBS.

Prior to his mortgage banking career he was a Senior Vice President with a regional appraisal/consulting firm and was responsible for the production, and oversight with the Commercial Appraisal division. Mr. Peters began his career at a national brokerage firm where his focus was on the sale of income producing real estate to high net worth individuals and institutions.

Mr. Peters received a B.B.A in finance from the University of Texas in Austin and has continued his education through the Appraisal Institute of Real Estate.

Vice President


Travis Fite joined Q10 KDH in 2011 after originating commercial mortgages for a nationwide investment sales brokerage house. With over fourteen years’ experience as a mortgage banker, Travis has personally closed hundreds of millions of dollars in financing on all the major property types, including office, multitenant retail, industrial, and multifamily.

In addition to providing debt financing for these properties, Travis has also closed loans on self-storage, flagged hospitality, undeveloped land, and numerous single tenant retail properties. He has sourced financing with a variety of local and national banks, credit unions, conduits, and life company lenders. Single tenant credits he has successfully financed include McDonald’s, CVS, Carino’s, O’Reilly, Ryan’s, Advance Auto, Verizon, AT&T, Walgreens, and more. Travis has the knowledge to explain sometimes complicated loan programs to first time borrowers. His ability to match up commercial real estate debt requests with the right lender makes him well-liked among both borrowers and lenders.

Travis, a sixth-generation Houstonian, is a graduate of Principia College, in Elsah, Illinois where he earned his B.A. in Business Administration and Spanish. He has been involved with the Mortgage Bankers Association, International Council of Shopping Centers, and holds a Real Estate Salesperson’s License in the State of Texas.

Vice President

Dave Holland joined Q10 | KDH in June 2013. He is a well-rounded real estate professional with over 10 years of experience in finance, development, and operations. Since joining Q10 | KDH, Dave has participated in closing over $200 million of financing.

Before joining Q10 | KDH, Dave served as the Development, Finance, & Operations Manager for Del Mar Development, an affiliate of Senterra in Houston.  Senterra is the successor company to Century Development, which developed Greenway Plaza and Allen Center in Houston.  During his time with Del Mar, Dave managed the development of master planned resort communities and homes adjacent to the One & Only Palmilla Hotel in Los Cabos, Mexico, resulting in over $100 million of real estate sales through the recession. He analyzed and prepared financial models for resort residential and hospitality development projects for equity partners such as MSD Capital (Michael Dell’s investment firm) and Senterra. In addition, he managed the finances for resort operations including a beach club, a fitness club, HOA and property management, triple–play telecommunication services, a vacation home rental program, and human resource services for 200+ employees.  During graduate school, Dave gained commercial real estate finance experience with Northmarq Capital in Dallas and worked at the Texas Real Estate Center.

Dave is a native Texan and a graduate of Texas A&M University with a Master of Real Estate degree and a BBA degree in finance. He is a member of the Urban Land Institute and the Aggie Real Estate Network.

Vice President

Ryan Watson joined Q10 KDH in 2014. Prior to joining he was a Senior Vice President with a Houston bank where he originated commercial mortgages. He has over 12 years of commercial real estate experience.

His primary focus is in multifamily, retail, industrial, and office, but he has also sourced financing for non-traditional property types such as entertainment venues and marinas. Ryan’s extensive multifamily background has enabled him to source various types of multifamily financing including CMBS, Life Company, Fannie/Freddie, and Bank debt for long-term and short-term financing. He has also had success with industrial developers by placing long-term acquisition debt for credit tenant leases with KDH’s life companies. Ryan’s ability to coordinate a sponsor’s investment structure and horizon with the appropriate type of financing has contributed to his success as a financial intermediary.

Ryan started his career in real estate as an analyst for a nationwide pension fund advisor in the multifamily division. He has an MBA with a concentration in Finance from Houston Baptist University and a BBA with a concentration in Finance from Texas Tech University.

Vice President

Emily Zarcaro joined Q10 KDH in 2014. Since that time, she has assisted in underwriting and closing over $275 million in over 60 loans including retail, industrial, office, multifamily, hospitality and mixed-use properties. As an associate, Emily began cultivating relationships with borrowers and originating loans within a year of joining Q10 KDH. Emily was promoted to the position of Vice President in the summer of 2016.

Prior to joining the production team at Q10 KDH, Emily worked as an analyst for the Real Estate Research Corporation, a research, consulting and valuation firm. She has also interned with the Midway Companies for exposure to the developer/operator side of commercial real estate.

Emily is a native Houstonian and graduate of the University of Texas at Austin with a BS in Corporate Communications. In May of 2014, she received her MBA from the University of Houston Bauer College of Business with a focus in commercial real estate. She is actively involved with the UH Graduate Real Estate Program, CREW, ULI, and CCIM. Emily was awarded the Certified Commercial Investment Member (CCIM) designation by the CCIM Institute in October 2016.

Vice President

Melissa Mayer joined Q10 KDH in 2015 with over 20 years in commercial mortgage banking and financial management. Melissa has originated transactions for multi-family, retail, hospitality and land development. Prior to joining Q10 KDH, Melissa was Vice President of Mayer Mortgage & Investment Company where she placed commercial mortgage loans with CMBS lenders, life companies, regional lenders and banks. She has had much success focusing on sale leasebacks for single-tenant net lease transactions and has developed numerous key relationships with various lenders and investors.

A specialist in single-tenant, long-term, credit net transactions, Melissa has been instrumental in completing transactions ranging from $500,000 to over $100 million. In addition she has raised equity, arranged debt and facilitated the sale and acquisition of properties across the nation.

Melissa received her BBA and MBA from the University of St. Thomas. She is currently a member of ICSC and is a licensed Texas real estate agent.

Senior Associate

Adam Unger joined Q10 KDH in 2013 as an associate. Prior to that, he was an officer in the United States Navy. In 2015, Adam assisted in underwriting and closing over $160 million in over 30 loans including retail, industrial, office, multifamily and self-storage properties across all major markets in Texas.

Adam, a native Houstonian, graduated from Texas A&M University with a BBA in finance and a focus in commercial real estate. He was a member of the Texas A&M Corps of Cadets and Navy ROTC, holding various leadership positions in each. While in college, Adam interned with American National Insurance Company, a Q10 | KDH lender, in their commercial real estate lending group.

Senior Associate

Rob Ramsey re-joined Q10 Kinghorn, Driver, Hough & Co. in June 2017. He was previously with Q10 KDH from 2007 – 2013, as both a Portfolio Manager and Production Associate. His current responsibilities include the analysis, evaluation and underwriting of proposed commercial real estate loan opportunities. Rob has more than 10 years’ experience in commercial real estate finance, including loan originations, underwriting, portfolio management and loan servicing. Throughout his career, he has participated in the execution of numerous commercial real estate transactions covering a range of different property types. Capital sources for these transactions include life insurance companies, banks and CMBS lenders. Prior to joining KDH, Rob spent 3 years in a Sr. Credit Analyst role with MidFirst Bank, where he was primarily responsible for underwriting commercial real estate loans, and managing the banks Houston commercial real estate loan portfolio.

Rob is a native Houstonian, and graduate of Texas A&M University where he received his BBA in Finance. He currently holds a Texas Real Estate Salesperson license.

Associate

Michael Borden joined Q10 KDH in January of 2017. He currently has a dual role at KDH, supporting both the servicing and production teams. Michael coordinates with the Servicing Manager and Portfolio Managers to perform annual reviews and inspections for each loan in the firm’s $1.3 billion servicing portfolio. He also assists the producers with the origination and closing of new loans.

Michael, a native Houstonian, graduated from Texas A&M University with a Master of Real Estate and a BBA in Management. As a graduate student, Michael interned with Q10 KDH, providing assistance to the Servicing and Production teams.

Servicing Manager

Charleen Gowan joined Q10 KDH in 2005. Her responsibilities include managing the loan servicing and loan closing departments which entails overseeing the reporting, administration, and accounting operations of a portfolio of approximately 450 loans totaling $1.3 billion for 23 life company lenders.

She has more than 17 years of commercial real estate finance experience, beginning her career with PricewaterhouseCoopers. Charleen has built up expertise in the areas of valuation, acquisition/disposition due diligence, financial analysis, and loan underwriting.

Charleen has a Master’s degree in Land Economics and Real Estate and a BBA in Finance, both from Texas A&M University.

Portfolio Manager

Renee Zgarba joined Q10 KDH in 2011. In this role, she manages a $406 million portfolio of 245 loans for 16 lenders. Renee has experience in commercial mortgage-backed securities, agency and life company loans.

Her commercial loan servicing knowledge spans 21 years in a career that includes portfolio management and other positions for HFF, LP, Litton Loan Services, Live Oak Capital, Gemsa Loan Services, and WMF Washington Mortgages.

She attended both Sam Houston State University and Houston Community College. She is also a volunteer for the Houston Livestock Show and Rodeo.

Portfolio Manager

Rachel Neundorfer joined Q10 KDH as a portfolio manager in January of 2014. She manages a $952 million portfolio consisting of 208 loans for 11 lenders. Rachel brings over 12 years of experience in the commercial real estate industry, servicing commercial mortgage-backed securities and life company loans. Prior to joining the company, Rachel began her career with Gemsa Loan Services and subsequently Grandbridge Real Estate Capital.

Rachel is a native Texan and received her Bachelor degree in Business Administration from Stephen F. Austin State University.

Office Manager/Marketing Coordinator

Breanne Farquhar serves as the Office Manager and Marketing Coordinator of the Q10 KDH group. With a background in social media management and customer service, she is responsible for producing and distributing marketing content, managing the company website, overseeing the company social media profiles, and human resource administration.

Breanne is a Michigan native and relocated to Houston in 2016. Prior to working with KDH she was part of the Q10 Lutz team in Birmingham, MI where she served as the Social Media Coordinator and Executive Assistant.

Breanne is a graduate of Oakland University in Auburn Hills, Michigan where she earned a Bachelor of Arts in Communication with a concentration in Public Relations.
